Project Description

This four-storey new build features 23 flats and has been constructed on the site of the old North Sea Hotel, which had stood empty and boarded up for 14 years before its demolition. The hotel had been described as “an absolute scab on our seafront” by former mayor of Felixstowe Graham Newman because of its dilapidated appearance. The building is now a modern design development in the seafront conservation area. The ground floor frontage onto Sea Road also contains 2,333sq ft of retail space.

LMAC were engaged to complete the Mechanical and Electrical installations to this new apartment block. As this was a new build project we engaged with the client at an early stage on the design for the installations. Each flat was fitted with fire alarms, data cabling for telecoms and media, heating systems including boilers, radiators and ventilation and sanitaryware.

The plant room was fitted with a large water tank with a booster sent to ensure flow of water.

We also installed access control door entry systems to communal areas and completed the retail commercial units to shell and core on the ground floors.

Challenges

The works began just as the Covid 19 pandemic began so we had to completing re-think our delivery of the works to comply with the Construction Leadership Councils safe operating procedures and Covid 19 restrictions. We ensured our staff also took PCR testing twice weekly.
